A lottery to purchase a larger single-family home at Harborfields Estates at an affordable price will open Tuesday and run until Feb. 15, the Town of Huntington said Monday.
It is the second single family home in the development eligible for the affordable housing lottery.
“Our first affordable housing lottery for Harborfields Estates went successfully in late summer 2018, with the house going to the first name selected in the September lottery drawing. The lucky homeowner is currently choosing the finishes on their home,” Supervisor Chad Lupinacci said. “This is the second opportunity to purchase a home priced below market value for individuals who qualify, with a preference going to Town of Huntington residents and those with an eligible connection to the Town.”
The Town, in cooperation with the Huntington Community Development Agency and Island Homes Estates, encourages all eligible individuals and families who meet the income and asset guidelines to enter the lottery for the opportunity to purchase one affordable single-family home, with four (4) bedrooms, two-and-a-half (2.5) bathrooms, and a two (2) car garage, currently available for sale at Harborfields Estates on Pulaski Road in Greenlawn.
Applicants must be first-time homebuyers able to qualify for a mortgage.
“Once again, a very lucky individual or family will have the opportunity to purchase a beautiful new home at an affordable price. Homeownership is the American dream, and the Community Development Agency is looking forward to assisting someone with making that dream a reality,” said Community Development Agency Director Leah M. Jefferson.
The lottery selection will be held in Room 114 at Huntington Town Hall on Tuesday, March 5 at 5 p.m.
Priority will be given to applicants who are residents of the Town of Huntington or who are employed by a business or entity that maintains a verifiable physical location within the Town of Huntington, or non-residents who have parents, children, grandchildren or grandparents who are residents of the Town of Huntington.
Applicants who do not meet the above criteria are also welcome to enter the Town’s affordable housing lottery.
The home is priced at $350,125 with a first floor living space measuring 998 square feet next to a 567-square foot two (2) car garage; the second floor measures 1,237 square feet. The property sits in the Harborfields Central School District. Real estate taxes on the unit are estimated to be $9,700 annually and estimated HOA fees will be approximately $460 annually, billed semi-annually.
Applications must be submitted online by Feb.15. A non-refundable application processing fee of $26.50 must be paid online with submission of the application.
Eligible applicants will appear in list form on Feb. 28 at http://www.huntingtonny.gov/harborfieldsestates
The house is expected to be move-in ready by the fall.
