‘Amazon Effect’ Hits Retail in East Northport Plaza

Rising rents and the “Amazon effect” have hit Long Island retail hard.

Strip plazas are ground zero for these disrupting influences – and one iconic spot in East Northport is a prime example. Three neighboring stores have either closed or relocated since the beginning of the year from Hewitt Square. It’s given the spot a zombie business look even while other merchants do brisk business.

Pat’s Marketplace is the anchor tenant of the sprawling and busy plaza, located at the intersection of Larkfield and Pulaski roads.

Yet in the span of a few months, an AT&T authorized dealer shuttered, a consignment shop moved and longtime proprietor Four Star Home and Variety Store, which occupied a 7000-square-foot space, closed.

But there’s a bright spot too. Another longtime tenant, Jade Palace Restaurant, has been replaced by a new Tex-Mex eatery and bar. Del Fuego, part of a chain of Suffolk restaurants run by Denicola Brothers Concepts, opened June 8 and has been a popular draw, locals say.

Bayberry Property Management & Leasing of CT, LLC is advertising vacant store space at yearly rate of $25 per square foot.
