Real Estate: If You’re Looking for a New Home, Engage a Buyer’s Agent

You are starting your home search online, perusing all the top real estate sites like Zillow
or Realtor.com, but do you know who you are inquiring with when you hit the contact agent
tab?

Do your research and find an agent that you can easily work with and is experienced –
especially in the areas you are interested in.

You will be purchasing one of your biggest assets and you need an agent working for you. This
type of agent is called a Buyer’s Agent.

What is a Buyer’s Agent, and why you should be working together?

A Buyer’s Agent is working on behalf of you – the buyer. They are working in your best
interest. If you do not have a Buyer Broker Agreement with your agent, they will be working on
behalf of the seller. Until you have a Buyer Broker Agreement, they are working in the seller’s
best interests.

The responsibility of a Buyer’s Agent is to educate you on the state of the local market and
explain the buying process from start to finish. They make sure you are prepared with a real
estate attorney, a mortgage broker, and a home inspector to name a few. 

The Buyer’s Agent should be previewing all homes before bringing you to them and should be
researching properties that may not be on the market yet. They should be accompanying you to
all showings and preparing you before with the information gathered on each home.

Once you have found the perfect home, your Buyer’s Agent presents your offer in writing with
your preapproval or proof of funds (if paying cash) to the seller with the listing agent facilitating
that call. Once there is a meeting of the minds your agent will accompany you to the home
inspection and make sure all information is presented clearly to your attorney. Your team will
be in full throttle at this point. Your agent will also be working with your attorney to make sure
contracts are expedited.

Most importantly, your Buyer’s Agent will be following up on every detail to make sure your
interests are cared for.
