Oheka Condos Aren’t Required to Meet Affordable Housing Rule

Plans for 95 condominiums at Oheka Castle don’t include a provision for affordable units.

That’s because Town of Huntington rules that require builders to include some affordable units in new developers only apply to those that involve zone changes.

updated: Oheka Castle is already zoned as residential; that zoning category would apply to the condos as well.

“It’s absurd in the midst of a statewide housing crisis that the approved 95 units across 200,000 square feet require zero affordable units to be built and no contribution to the affordable housing trust fund,” said Hunter Gross, president of the Huntington Township Housing Coalition. “We must close that loophole to ensure this township works for working families, seniors on fixed incomes and young people.”

The Huntington Town Board approved the lifting of covenants and restrictions at its March 14 meeting that would  allow Oheka owner Gary Melius to file for site plans. He is looking to build the four-story luxury condo units on the property.
